Soft washing is a low pressure application of a biodegradable solution which works to kill the organic growth on your roof, brick, and siding. Allowing the solution to remain on the roof kills off the remaining plant, fungi, and bacterial life allowing your roofing granules to reveal their original color. This cleaning method is recognized by the Asphalt Roofing Manufacturers Association as being a safe method of cleaning asphalt and granular roofs. After a short period of time your roof surface will be restored to its original colors. Soft washing is the safest and most effective way to clean and restore exterior surfaces on your property.
Pressure and power washing will destroy a roof by breaking down the structural integrity of the shingle materials. High pressure will bust loose and remove the roofing granules from your roof. This process will damage your roof causing potential leaks and further damaging your structure. High pressure cleaning of your roof will also void any warranty with the manufacturer. Further, high pressure only removes surface organics and does not work to kill the root systems of the organic materials on your exterior surfaces. Softwashing uses a low pressure application (60 psi or less) of a solution which will kill the organic growth over time. Softwashing is recognized as a safe method to clean exterior surfaces due to its low pressure and organic killing methods.
The streaks are caused by Gloeocapsa Magma which is an algae. It is common on roofs while it grows in high temperature and humid climates. The algae feeds off the moisture on your roof. Allowing the algae to remain on your roof can cause damage to the roofing structure over time and decrease the curb appeal of your property.

To protect your property, we will spray down vegetation prior to starting the application of the solution to your structure. Furthermore, we will continue to spray down any overspray that occurs during our process. Essentially we will dilute and neutralize any solution contact to your landscaping by applying additional fresh water to your plants. We recognize how important your landscape is to your property and will take steps to mitigate and prevent any harm to your plants and property.

No. We leave the solution process on the roofing surface in order to allow the solution time to kill and eradicate the organic materials that have set up in your roofing shingles. You will notice after a few days that certain organics are still physically on the roof and have changed colors due to the solution killing off these organisms. Once mother nature provides some rain you should see the remaining and dead organics wash off the roofing structure. Only in certain specific circumstances would we possibly rinse shortly after application.
Absolutely. Make sure all windows and doors are shut. Please make sure all pets are out of our way the day of application. We also recommend picking up any kid or pet toys in the yard prior to our scheduled work day. Please ensure all vehicles are either in your garage, carport, or away from the work areas. If potted plants are a concern to you, please place them in a safe place. Make sure your exterior spigots are in good working order.
Typically we would not wash your roof in the rain. We do not feel we can adequately clean your roof in the rain or even during times of high winds. We would likely reschedule your job based on these conditions.
Great question….there are a lot of variables that can affect the cleaning and prevention of recurring algae growth and infestation. Things to consider are pitch of your roof, sunlight exposure, direction roof faces, manufacturer of the shingles, and even roof infestations next door to your structure.
We do offer a 3 year warranty that your roof should remain stain free.

All of our ECS Team is trained on all we do from chemical handling, ladder usage, fire extinguisher use, property protection, pre job reviews, and accident reporting. ECS demands and expects safe working attitudes and procedures on every job we encounter. We require annual formal training of each team member where they sign-off on their understanding on the subject matter procedures and expectations. All of our trucks are equipped with SDS sheets on all chemicals we encounter. Rest easy knowing you will have safe and trained crews working on your property.
